RENT INCLUDES

We are pleased to offer the following for all tenants.

• Use of reception area in lobby for clients
• Access to restrooms
• Access to outdoor patio
• Use of conference room (5 hours per month included in base rent – use to be scheduled in advance with Office Administrator)
• Utilities, except for COMCAST internet/phone direct costs to tenant for phone number(s)
• Use of fully equipped kitchen with microwave, refrigerator & dishwasher
• Bi-weekly janitorial service (tenant must provide access to cleaning service on weekend)
• Tenant & client parking

OPTIONAL SERVICES + FEES

We are pleased to offer the following additional options for tenants.

• Business name on parking lot directory & entrance door
• Brushed stainless plaque with business name
• Additional use of conference room @ $35.00/hr (in excess of 5 hours per month)
• Receptionist for clients and personal answering of your individual phone line (5 days per week 8 a.m.-4 p.m. with transfer to your voicemail system if you are not available) at $250.00* per month. *subject to increase @ $25.00/hr if time exceeds initial estimate
• $20.00 monthly fee for use of copy machine + 10 cents per copy. (Note: outgoing or incoming faxes are charged at 25 cents per page including cover page).
• $50.00 monthly fee for use of gym equipment, locker room & private bath/shower

Tenant Charges for Move In:

• Prepayment of first months rent + optional services & deposit equal to one months rent + optional services.
• Costs of installation of tenant’s personal phone line and COMCAST internet access. Estimate will be provided to tenant by telephone/internet system vendor and paid directly to vendor.
• Prepayment of costs for signage.

Additional Monthly Charges to Tenant:

• AT&T – phone & fax line (if applicable) installation and monthly charges for phone line(s). Paid directly to vendor.
• Comcast internet access installation fees and monthly charges. Paid directly to vendor.
• Any optional charges for additional services required by Tenant.
